This adaptive reuse of a 100-year-old warehouse into housing (800 units + 35,000 sf amenity space) maintains traces of the original structure and its industrial history. Celebrating the unique, brutal elegance of the existing industrial structure, we delivered community-driven public spaces of uncomplicated, relaxed luxury.

With the expansion of the residential community, there was an opportunity to expand the amenity offering. We designed the new amenity spaces to cater to the playful, younger audience that the building tends to attract.

At The Cove in Long Island City, our design emphasizes the creation of open, inviting spaces that feel like an extension of home. We transformed the central courtyard into a lush garden landscape, bringing in abundant natural light and offering residents a serene gathering space. Inside, the public areas—including the lounge, lobby, gym, and children’s room—are crafted to balance communal energy with moments of quiet retreat.
